Because a room in the roof gains heat from three directions rather than one. The roof surface above it is in direct sun for most of the day, the space has less thermal mass than a room lower down, and warm air from the rest of the house rises into it. We size loft rooms about 20% above the figure a simple floor area calculation gives, which is the difference between a room that holds temperature in August and one that does not.
Nearly always. A domestic condenser needs roughly 300mm of clear space behind it and a metre in front for airflow, and it can go on wall brackets rather than the floor if the yard is tight. The 2025 permitted development rules removed the old one metre boundary requirement, which opened up a lot of small yards that were previously awkward.
