One or more large outdoor units feed a whole building through a shared pipe network, with cassettes, wall units and ducted units mixed on the same system. Heat recovery models can heat a north facing office while cooling a server room, moving the heat between them.

Fresh air, extract and make up

Cooling recirculates the air already in the room. Ventilation brings new air in and takes stale air out, which is what a packed office, a kitchen canopy or a treatment room actually needs alongside it.
Commercial air conditioning is priced per project because two identical floor areas can need very different systems. CoolIn designs against a measured heat load, installs outside trading hours at standard labour rates, and hands over the F-Gas records, commissioning sheets and certificates that a building file needs. Systems over 12kW carry a legal TM44 inspection duty.

Servicing and compliance
A system that is never serviced loses efficiency, gets noisy, and voids its warranty. Commercial systems carry legal duties on top of that, and the responsibility sits with whoever operates the building rather than with the installer.

Prices per indoor unit. Multiple units on one site are cheaper per unit, and server rooms normally need four visits a year rather than one or two. What each visit covers is set out in full on the servicing page.
Systems are measured by how much refrigerant they hold, converted into tonnes of CO2 equivalent. Once a system reaches 5 tonnes, the operator has to arrange leak checks by a qualified engineer and keep records.

In plain terms, with R32 that 5 tonne line sits at roughly 7.4kg of refrigerant. A home split holds one to two kilos, so no checks are due. A commercial VRF usually sits well over the line, and hermetically sealed units under 10 tonnes are exempt either way. We work it out for your system and tell you where you stand.
If you own or manage a building with air conditioning over 12kW of effective rated output, the law requires an inspection by an accredited energy assessor at least every five years, with the first within five years of the system going into service.
That threshold is lower than people assume. Four 3.5kW cassettes in an office already cross it. The report goes on the register, and the duty sits with the building owner or the person controlling the system, not with whoever fitted it.
We flag systems that are over the threshold during servicing so a renewal date never creeps up on you.
Manufacturer warranties are parts only and run from five to ten years depending on the brand and on the installer's accreditation level with them. Labour is separate, and comes from the installer rather than the manufacturer.
We give two years on our own workmanship on top of whatever the manufacturer provides.

We measure up, work out the heat load area by area, check ceiling voids and riser routes, and ask how the building is actually used through the day.
You get an equipment schedule, positions, pipework routes, electrical requirements and a programme, with one price that does not move.

Common questions
Yes. Shops, restaurants and gyms are normally fitted in the evening or at the weekend so they never have to close. We do not charge a premium on the labour rate for it, and the programme in your quote says exactly which nights we need.
If the air conditioning in your building has an effective rated output over 12kW, yes. It has to be inspected by an accredited energy assessor at least every five years, with the first inspection within five years of the system going into service, and the report goes on the national register.
That threshold catches more businesses than people expect. Four 3.5kW cassettes on one floor already crosses it. The duty sits with whoever owns or controls the system rather than with the company that installed it, so it is worth knowing where you stand.
You are the operator, so the record keeping and the leak checks are legally yours. The trigger is how much refrigerant the system holds, converted into tonnes of CO2 equivalent: nothing is required below 5 tonnes, then checks every 12 months to 50 tonnes, every 6 months to 500 tonnes, and every 3 months above that.
A small split system sits under the line. A VRF serving a floor plate usually sits over it. We work out where each of your systems falls, keep the log, and carry out the checks as part of a maintenance contract.
Past about eight indoor units it usually is. One pipe network instead of eight, far fewer condensers to find space for, better part load efficiency, and central control over the whole building. Heat recovery models can take waste heat from a server room and use it to warm a north facing office.
Below that, separate splits are cheaper to buy, simpler to fault find, and a failure only takes out one room rather than a floor. We will tell you which side of the line you are on rather than selling you the bigger system by default.
Yes, and it is a different job to comfort cooling. The load runs at full tilt every hour of the year, humidity matters as much as temperature, and there is no tolerance for a warm weekend going unnoticed.
That normally means close control units rather than standard splits, two systems where one failing would be serious, and remote alarms so you hear about a fault before the kit does. Manufacturers recommend four service visits a year on these rooms rather than one or two.
Maintenance contract customers come first, with same day phone support and attendance the next working day as standard. Without a contract we fit you in around contracted work, which in summer can mean a wait. Parts for the major brands are carried on the van, so most faults are sorted on the first visit either way.
Commercial installations are standard rated, so a VAT registered business normally reclaims the VAT in the usual way. The zero rate that applies to homes does not apply to commercial premises.
The equipment itself is generally plant and machinery, which often means the Annual Investment Allowance can cover it against profits in the year you buy it. Replacing failing plant can be treated as a repair instead, which works differently again. We give you a clear invoice and your accountant decides the treatment.
Commissioning sheets for every unit, the F-Gas record with the charge and the CO2 equivalent worked out, electrical certificates for the work we did, operating and maintenance manuals, warranty registrations in your company name, and a drawing showing where the pipework runs. It is the pack your insurer, your landlord and your next assessor will ask for.
