Who we work with

New builds and refurbishments where the air conditioning is one package among many. We take it from the tender to the commissioning sheets, and list the builder’s work up front so it sits in your programme rather than arriving as a surprise.
Where the air conditioning is part of a wider mechanical and electrical package, or you need a specialist to own it. We install to your design and drawings, or take on the design of the cooling ourselves.
Replacing failed or end of life plant, adding cooling to a floor, and keeping it running afterwards, with planned maintenance on a schedule and TM44 and leak check dates flagged before they are due.
The package
Design through to the O&M manuals, or any part of it. The systems and sectors are covered in more depth on the commercial page.
Heat load worked out room by room, equipment selected and laid out, and pipework routes and electrical loads set out on a schedule you can price against.
Wall units, ceiling cassettes, ducted units and VRF or VRV systems, with the refrigerant pipework, condensate drainage and controls.
Mechanical ventilation, heat recovery units and kitchen extract with make up air, where the job needs air changed as well as cooled.
Pressure testing, evacuation and commissioning, with the readings recorded for the handover pack rather than written up from memory afterwards.
Commissioning sheets, the F-Gas record with the charge and CO2 equivalent, electrical certificates, O&M manuals and a walk through of the controls.
Servicing and planned maintenance through the defects period and beyond, so your client has one number to ring.
Programme
Air conditioning touches the ceiling, the walls, the roof and the electrics, so timing matters more than on most packages. This is the sequence we price and programme around.
Priced from your drawings and specification, with the equipment schedule and a list of the builder’s work we need.
Refrigerant pipework, condensate drains and control cabling run in the ceiling void and risers before the ceilings close.
Indoor units into the ceiling grid or onto the walls, outdoor units set on their plinths or brackets, and the controls connected.
Pressure tested, commissioned and handed over with the full document pack ahead of practical completion.
Before we start
The three things that most often decide whether an air conditioning package runs to programme or turns into a variation.
Every job needs some of this from the main contractor or other trades. We identify it all at tender, include what we can in our price, and list the rest so it is programmed rather than discovered.
None of it should arrive later as an extra. If it is not in the tender, it is our miss, not yours.
On a Cat A fit-out the air conditioning is usually part of the base build: open plan zones served by cassettes or VRF, ready for whichever tenant arrives.
On a Cat B fit-out the tenant’s layout arrives, so units move to suit meeting rooms and partitions, comms rooms get their own cooling, and the zones are rebalanced.
Moving a Cat A system to suit a Cat B layout is often cheaper than it looks, because the outdoor plant usually stays where it is.
Commissioning sheets for every unit, the F-Gas record with the charge and CO2 equivalent, electrical certificates, O&M manuals and warranty registration, plus a walk through of the controls with whoever runs the building.
Where the building’s air conditioning is over the 12kW threshold, the TM44 inspection duty is flagged in the pack so it does not come as a surprise to the client later.
The pack is prepared for practical completion rather than chased afterwards.

At first fix, before the ceilings close. Refrigerant pipework, condensate drains and control cables all run in the ceiling void, so bringing the installer in late means opening ceilings again. Indoor units then go in at second fix, after ceilings and decoration.
Yes. Occupied offices, shops and restaurants are usually done in the evenings and at weekends at standard labour rates, and larger jobs are phased floor by floor so only one area is affected at a time.
