How much does it cost to air condition a whole house?

For several rooms, a multi split runs two to five indoor units from a single outdoor unit, so there is only one unit outside the house. Each room has its own controller.

A floor console suits a room with no space high on the wall, such as a loft conversion. A ducted system hides the indoor unit in a loft or ceiling void, so the only thing on show in each room is a grille.

What makes air conditioning cost more?

  • Pipe runs over five metres, or routes through more than one floor
  • Scaffolding or a tower where access is awkward
  • An outdoor unit on a flat roof, on a bracket at height or in a lightwell
  • Chasing the pipework into the walls rather than running it in trunking
  • A new circuit from the consumer unit
  • Design ranges, colour finishes or designer fronts
  • Listed buildings and conservation areas, where consent is needed

In Manchester the biggest variable is usually the pipe route. A terraced house with the outdoor unit in the rear yard often keeps it short. A city centre apartment can need longer runs, access equipment and the freeholder's consent, which the guide to flats and apartments covers.

Does air conditioning carry VAT?

Not on a domestic installation until 31 March 2027. Energy saving materials fitted in homes are zero rated, and HMRC treats most air conditioning units as air source heat pumps because they heat as well as cool. The relief only applies when the same company supplies and installs the system.

From 1 April 2027 the rate is set to return to 5%. Commercial installations carry VAT at the standard rate, which a VAT registered business can normally reclaim. Your quote sets out the VAT position in writing.

How much does air conditioning cost to run?

Less than most people expect. At an electricity price of 25p per unit, a 2.5kW bedroom unit costs:

Why are national price guides different?
